Building a new home can be fun, scary, exciting, frustrating and every emotion in between.
Having managed, staffed and overseeing model homes and selling out subdivisions for builder clients, we have comprehensive knowledge on the entire process from both the buyer’s perspective and the builders.
The Builder has an Agent, why do I need my own?
Builders typically have their own agents to represent their interest while navigating a buyer through their business model. This begs the question, “Do you need your own Agent”?
Like any real estate transaction, you are not required to have an agent. However; knowledge and experience are paramount when it comes to smoothening out a complex, time induced process that is full of ambiguity.
We know how to negotiate with builders and just as important, be the medium in the middle to navigate the process, answer questions or seek clarity from contract, structural/design meetings, 4-way inspection to receiving keys.
In our experience the biggest issues arise through the building process from miscommunication, lack of comprehension during the process, jargon terms or misunderstandings. This tends to lead to unexpected expenses, conflict or other issues.
That said, if an agent is not well versed and experienced with new construction you may not receive the full value of having an expert agent.
